Imagine your balcony not as a storage place for old things, but as a place to relax or work. Many of us waste this space because it is cold in winter and stuffy in summer. Due to temperature changes and high humidity, the balcony becomes uninhabitable. But everything changes if you insulate it correctly.
In this article, you will find a complete plan: from choosing materials to installation steps. We'll discuss how to avoid mistakes and turn your balcony into a fully functional room year-round.
Before purchasing materials, inspect your balcony. This is a basic step. Without it, insulation may fail due to hidden problems.
First, inspect the balcony frame. Look for cracks in the concrete slab or parapet. If there is rust on the metal, it should be removed and painted. Check the glazing: single-chamber glass does not retain heat well and is only suitable for protecting against rain. Double-chamber glass is better, but still check the seals - they often wear out. Moisture penetrates through cracks in the corners or from below. If the balcony is on a lower floor, rainwater can rise from below. Use a flashlight to look everywhere. This will help you understand where to start renovations.
A cold balcony protects from wind and precipitation. It stays cool, like a veranda. A warm option makes the space part of the apartment - you can live there in winter. The choice affects the budget: a cold one will be cheaper, a warm one will require more investment. For a cold one, simple glazing and thin insulation will be enough. A warm one requires powerful insulation and, possibly, heating. Think about why you need a balcony. If it's for drying clothes, a cold one will do. For an office or a gym, choose a warm one. This decision will determine the entire work plan.
Changes to the facade of the building require permission. Check local regulations: in Ukraine, this is the Housing Code and BTI standards. If the balcony faces the street, coordinate with the management company. Connection to central heating is often prohibited - fines are high. Contact the district administration in advance. Gather documents: an apartment plan and photos before the work. This will save time and hassle. If everything is in order, proceed to the next stage without delay.
Moisture is the main enemy of insulation. It destroys materials and causes mold. First, protect the balcony from water and drafts.
Apply bitumen mastic to the parapet and floor. It fills the pores in the concrete. For lower floors, use polymer membranes - they are elastic and do not crack. Why is this important? Water penetrates from below and freezes in winter, rupturing the structure. Clean the surface of dirt, dry it and apply two coats. Let it dry for 24 hours. Lay rolled material, like roofing felt, on the floor with an overlap. This will create a reliable barrier. Without waterproofing, insulating the balcony will lose its meaning in a year.
Choose PVC windows - they are airtight and inexpensive. Aluminum windows with a thermal break are suitable for a warm balcony, they are lighter. For year-round comfort, choose double-glazed windows with three glasses. Their heat transfer coefficient U = 1.2 W / m²K, versus 5.8 for single-chamber ones. This means the heat will not escape in winter. Use a level to install to ensure there are no distortions. Secure with anchors and check for leaks. If the glass is energy-saving, with a low-e coating, heating costs will be cut in half. Such windows are more expensive, but they pay for themselves.
Fill the gaps with polyurethane foam - it expands and fills everything. Use PSUL tapes on the outside - they allow vapor to pass through, but not water. Inside, use a vapor barrier film. This will prevent drafts. Check the seams with a flashlight - light should not pass through. If the foam extends beyond the limits, cut it off and seal it with silicone. Proper sealing increases the effectiveness of insulation by 30%. Don't skimp on materials - cheap foam crumbles over time.
Now add thermal insulation. Choose materials by their R-value - it shows how well they retain heat. Compare options for your climate.
Lay 50-100 mm thick extruded polystyrene foam (XPS) on a concrete floor. It is rigid and does not absorb water. Place a vapor barrier underneath to prevent moisture from rising from the apartment. Pour a screed on top or lay laminate flooring on joists. For underfloor heating, integrate the cable under the insulation. This will create a barrier from the cold below. In cold regions, use 100 mm - the R-value is around 2.5. Without it, the floor will be icy even in summer. Work carefully to avoid gaps.
Insulating balcony walls: expanded polystyrene foam (XPS or EPS) is a budget choice. It is rigid, easy to cut, and inexpensive. A 50 mm thickness gives an R value of 1.2, suitable for mild climates. Polyurethane foam (PIR) is more effective: 30 mm is equivalent to 100 mm of foam plastic, R = 2.0. It is applied by spraying, without seams. Mineral wool is good for fire safety, but it absorbs moisture - be sure to cover it with a vapor barrier. In Ukraine, the standard is 100 mm of insulation for walls. Fasten with glue or dowels, seal the joints. This will save up to 40% on heating.
The ceiling is vulnerable: cold blows from the roof above. Use the same materials as for the walls, but attach them to hangers. For foam plastic, use a frame made of slats. Avoid cold bridges: where the balcony meets the façade, add an additional layer. Check the joints with the apartment - heat often escapes there. Cotton wool on the ceiling is convenient if there is ventilation. A thickness of 80 mm is enough for most areas. This will prevent condensation and make the space evenly warm. Without it, the ceiling will be covered with frost in the winter.
After insulation, take care of the interior. Make the balcony cozy and functional.
Vapor barrier is a film inside, it prevents steam from the room from penetrating the insulation. Waterproof protection is on the outside, from rain. If mixed up, condensation will ruin everything. Install an exhaust fan in the corner - it will remove excess air. Or leave a gap for natural circulation.
Tip: check the humidity with a hygrometer, keep it below 60%. This will prevent mold and retain heat.
Use moisture-resistant plasterboard for the walls - it is lightweight and smooth. PVC panels are easy to install and are not afraid of water. For the floor, use linoleum or tiles, they are practical. Paint with paint for damp rooms. Avoid untreated wood - it will swell. These materials will create a pleasant microclimate. Choose light colors to make the balcony seem larger.
For warmth, use electric underfloor heating - it is safe and legal. Infrared panels on the walls give a quick effect. Do not connect batteries from the central heating - this is illegal and dangerous. Underfloor heating will require 150 W / m², but with insulation, the consumption is less. Install a thermostat for control. This will make the balcony livable in winter.
You've completed all the steps: assessment, waterproofing, insulation, and finishing. Now the balcony is additional living space. It will increase the value of the apartment and provide comfort.
